Bank & Credit adds a reserve-based central bank to your farm life. Take out loans, manage your debts, and increase your credit capacity by running your farm successfully.

The bank operates as an independent virtual entity with its own equity that grows through the interest it collects. Loans are not granted automatically – they are evaluated based on your income and your assets.

Features:

• Three credit types: Annuity (constant monthly payment), Bullet (interest only, principal repaid at maturity), Revolving (draw and repay freely, no fixed term)
• Revolving: 1 %/year commitment fee on the undrawn amount; voluntary cancellation when balance reaches zero
• Creditworthiness check via DSCR (12-month, decreasingly weighted income history) and LTV (liquidated asset value with category-specific haircuts)
• Five risk classes: LOW / MODERATE / HIGH / CRITICAL / REJECTED – transparent interest breakdown and explicit rejection reasons
• Risk premiums on the base rate: LOW +0 %, MODERATE +0.75 %, HIGH +2 %, CRITICAL +5 %
• CRITICAL applications are automatically capped at 50 % of the requested amount (the bank still grants the loan, but at a reduced size)
• Asset value haircuts by category: Fields 70 %, Livestock 60 %, Buildings 55 %, Supplies 50 %, Implements 50 %, Tractors 40 %, Cash 30 %
• Borrower limit: liquidation value of assets plus 24-month income projection, minus existing debt
• Concentration limit: a single farm must not exceed 25 % of the bank's overall capacity
• Credit detail view: full amortization schedule (Annuity, Bullet) or draw and repayment area (Revolving)
• Bank dashboard: equity, leverage ratio, outstanding loans, internal risk reserve (no repayment of player loans), coverage ratio
• Annual financial report per farm
• Configurable base rate (1.25 % – 5.75 %) with persistent monthly market trends
• Spreads by credit type: Annuity +0 %, Bullet +0.75 %, Revolving +5 %
• Early repayment for Annuity and Bullet: full or partial, after a months-based notice period (configurable prepayment penalty 0 % – 5 %)
• Settings (in the game settings): starting capital (€100k – €5M), leverage ratio (5x – 20x), base rate, dynamic rate, prepayment penalty
• Separate entries for interest and principal in the Finance tab
• Singleplayer and multiplayer: In multiplayer, the bank's equity and portfolio are shared server-side across all farms
• Compatible with FS25_Invoices: invoice income counts toward the DSCR history
• Compatible with FS25_RedTape: subsidies and grants count toward the DSCR history

Important: This mod replaces the vanilla credit system. Existing vanilla credit balances are automatically paid off when the savegame is loaded.
